Rates are unit-specific and based on room type (economy, comfort, deluxe, premium), view (partial or full), day of week (weekday or weekend), and timeframe (reservation dates). Rates yield on occupancy level, rates outlined above are based on starting rates.
All rates are subject to the 9% Maine state Lodging Tax.
Returning Guests: Deduct 5% from above rates.
Free Night: All weekly rates reflect one night free: Pay for 6 nights, stay for 7.
*Minimum Stays and Holidays: There is a 2 night minimum for certain holiday weekends & during peak season. There is also a $15/night surcharge for Memorial Day, Labor Day and Columbus Day Holiday and Christmas Prelude weekends. Christmas Prelude is the first two weekends in December – Kennebunkport’s Christmas Prelude also requires a $15 surcharge.
About selecting your condominium suite at Village by the Sea: We are a three floor condo-suite property, the selection of your room should be considered for your best enjoyment. Families with young children often enjoy ground floor units with a patio and convenient access to the outdoors. For a quieter stay, not having noise and neighbors above you, we recommend the 3rd floor, keeping in mind we do not have an elevator, so this requires stairs. Please be aware, our property was originally constructed in the 1980’s, wood-frame construction, and does not have the sound proofing of today’s more modern hotels. Additionally, our homes are individually owned so decor will vary from one unit to the next.
**One Bedroom One Bath Units are not available between 6/20 and 9/13. Additional restrictions apply.
Check-In Time: After 3:00 PM
Check-Out Time: By 10:00 AM
Occupancy: Rates are based on up to 4 people in a 1 or 2 bedroom suite. Additional persons in a 2 bedroom are an additional $10 per person per night, with a maximum occupancy of 6 per two-bedroom unit. 4 person max occupancy in one-bedroom units.
Deposit / Payment Policy:
A deposit of 30% or one night’s rental, whichever is greater, is required on all advance reservations. We accept cash, MasterCard, Visa, Discover, and American Express. Personal checks will only be accepted for advance deposits if the reservation is made at least 10 days in advance. Personal checks are not accepted upon check-in.
If a reservation is cancelled 10 days or more prior to scheduled arrival, a refund less a $25.00 processing fee will be issued. If cancelled less than 10 days prior to scheduled arrival the deposit is forfeited. Sorry, no refunds will be issued for early departures. No reduction in the number of nights are permitted within 10-days of your arrival date. Guests are asked to confirm arrival and departure dates on their confirmation letter and notify the hotel immediately if a discrepancy is found.
Security Deposit Policy:
At check-in, we require all balances to be paid in full. We accept cash, Travelers Checks, Bank Checks, MasterCard, Visa, Discover, and American Express. We also require a credit card imprint for any incidentals or extra charges incurred during the stay. Because we are a unique property and all of the units are individually owned, we strictly enforce unit inspections.
To conserve water & energy, starting in 2016, we are offering stay over service every other day and linen changes to those guests staying 7 or more consecutive nights.
Front Desk Hours: For your convenience, our reservation/front desk is open 24/7/365.
All rental units are non-smoking. If upon departure Village by the Sea finds any evidence of smoking in a unit that is designated to be non-smoking, a minimum of a $200 fine will be charged on the credit card you presented upon arrival.
Pets: Sorry, no pets allowed on the premises.
Village by the Sea is a private condominium complex located in Wells, Maine and shares no affiliation with Book VIP. Reservations made through this site are reserved at your own risk and Village by the Sea strongly recommends reserving directly with Village by the Sea at 1-800-444-8862.

Room Types And Ratings:
At Village by the Sea, all of our spacious one and two bedroom suites come with fully equipped kitchens, living room, dining areas, free wireless internet, air conditioning, cable TV, VCR and/or DVD players, 2 private baths, and a private deck or patio. One Bedroom Suites are approximately 900 sq ft and Two Bedroom Suites are 1260 sq ft – plenty of room for friends and family to relax, reconnect and recharge at our resort.
Each unit is individually owned and decorated. To give guests a better idea of what they can expect for decor, we have each unit independently rated into 4 levels from economy to updated premium units.
Economy Units offer a budget friendly alternative, perfect for those guests who are looking for simple overnight accommodations, these units may feel a bit dated and often do not provide the added amenities, modernization, décor, and coziness that our comfort, deluxe, and premium units offer, but even these spacious units offer great value! These are our lowest priced units.
Comfort Units provide comfortable accommodations perfect for those guests who are looking for a weekend getaway or an extended stay visit. Guests will find a relaxing night’s rest with all the essentials. While these units offer a variety of updates, they are still budget friendly and provide spacious accommodations for family gatherings and entertainment. Comfort One Bedroom units cost about $5 more per night or $30 more per week than Economy units. Comfort Two Bedroom units cost about $10 more per night or $60 more per week than Economy units.
Deluxe Units provide an upgraded accommodation and are amongst our best units here at Village by The Sea. These units are perfect for those guests who want to enjoy all the comforts of home while on vacation. Guests will enjoy a comfortable night’s rest in an updated unit, with modern appointments that are sure to make the unit feel warm and welcoming. Deluxe Units versus Economy units: Deluxe One-bedroom units: $10/night or $60/week more. Deluxe Two-bedroom units $20/night or $120/week more.
Premium Units have met our highest standard of excellence and offer top of the line updates. These accommodations are perfect for those looking for the best in their vacation getaway. We understand that not every unit decor will appeal to every guest regardless of the unit rating; our premium units are our most current and nicest suites. Premium Units versus Economy units: Premium One-bedroom units: $15/night or $90/week more. Two-bedroom units: $30/night or $180/week more.
Top Floor Premium versus Economy units: $10-20/night or $60-120/week more (price difference based on with view vs. no view).
